What To Expect During A Leak Detection

1. Discussion of the Problem

We begin by discussing the concerns that prompted the inspection. This may include active leaks, water stains, musty odors, elevated moisture readings, recurring moisture issues, or other signs of potential water intrusion.

2. Visual Inspection

A visual inspection is performed to identify obvious signs of moisture intrusion, plumbing defects, water damage, staining, material deterioration, or other conditions that may help narrow the potential source of the problem.

3. Thermal Imaging and Moisture Detection

Thermal imaging, moisture mapping, non-penetrating moisture meters, and penetrating moisture meters may be utilized to evaluate suspect areas. These tools help identify moisture conditions that may not be readily visible during a visual inspection.

4. Evaluation of Findings

Inspection findings are reviewed to help determine likely moisture pathways, potential leak sources, and the extent of affected materials. In some situations, additional investigation may be recommended to conclusively identify the source of a leak.

5. Discussion of Recommendations

Following the inspection, findings and recommendations will be discussed with you. Depending on the situation, recommendations may include plumbing repairs, additional investigation, moisture mitigation, drying, restoration, or ongoing monitoring.
